What Causes Mortar To Break Down & Deteriorate?

Mortar can break down, deteriorate, and recede as a result of several things, like house settling, insects, and severe weather events. But the most common cause of mortar deterioration is moisture and the freeze-thaw cycle. Mortar is a porous material, meaning it absorbs moisture. When the chimney heats and cools or the temperatures outside change drastically, any moisture inside of the mortar can shrink and expand, causing cracks and separations. If untreated, these cracks continue to take in water and grow larger and larger.
